What makes a sponsor advantage credible
A sponsor advantage must be specific, relevant to the investment strategy, and supported by credible evidence. Potential sources of advantage include:
- Relevant operating or investment experience
- Specialized industry, asset-class or market knowledge
- Proprietary or differentiated sourcing capabilities
- Operational expertise or a repeatable value-creation capability
- Established relationships that materially support execution
- A specialized investment process or decision-making framework
- Demonstrated ability to navigate a particular market, asset or business challenge
Experience, capability and competitive advantage
"Our principal has worked in multifamily property management."
"Our team manages renovation programs and leasing in-house."
"Our in-house operating platform allows us to underwrite and execute renovation programs on smaller properties that larger investors typically overlook, supported by documented results on prior assets."
Experience is what you have done. A capability is what you can reliably do as a result. A competitive advantage is a capability that is relevant to your strategy and allows you to identify, access, evaluate or improve opportunities in ways other market participants cannot easily replicate.
Merely claiming to be experienced, disciplined, connected or entrepreneurial does not establish differentiation.
